Heritage Harbour has a variety of types of homes including high rise condos, cottage condos, duplexes, villas, and individual homes. Sizes can range from 1,000 square feet to over 3,000 square with 1 to 4 bedrooms. Many have garages, sunrooms, and decks.

The 2026 yearly assessment is $2,112. This may be broken down to 12 monthly payments of $176 each.

Direct Debit (ACH) Requirement Upon Sale of Unit

If you are currently enrolled in the Association’s Direct Debit (ACH) payment program, you must notify the Management Office in writing prior to settlement to ensure that all future automatic drafts are cancelled. Direct Debit authorizations do not automatically terminate upon sale or transfer of ownership. Failure to cancel Direct Debit prior to settlement may result in attempted withdrawals after ownership has transferred. If a Direct Debit withdrawal is returned due to insufficient funds or lack of authorization after settlement, any bank fees or returned-item charges assessed to the Association may be charged back to the former owner, as permitted by the Association’s governing documents and applicable policy.

To avoid errors or fees, owners must:

 – Submit a Direct Debit Cancellation Request no later than the 20th of the month prior to settlement.

– Confirm cancellation with the Management Office.

– Verify that no future drafts remain scheduled.

 Questions regarding Direct Debit enrollment or cancellation should be directed to the Management Office or emailing Finance@heritageharbour.org.

Heritage Harbour Cap on Rentals

Effective February 2025, a 10% cap on community-wide rentals went into effect, as stated in the Declaration of Covenants. Article VIII, Section 9.

At this time, Heritage Harbour is under the 10% cap on rentals, and one rental per owner is permitted, with exceptions as outlined in the Covenants.  Owners who wish to rent out their property should contact the Lodge office for updates to determine if their property is eligible to rent.  The Lodge office keeps a record of rental properties.

In the event that the community reaches the 10% cap on rentals, owners who wish to rent out their property will be placed on a wait list, maintained by the Lodge office. Owners will be notified when there is an opportunity to rent out the property and will have 90 days to forward a lease to the Lodge office.  If 90 days expires and a lease is not presented to the office, the next owner on the wait list will be eligible to rent out their property.

Lodge tours must be booked through the HHCA office, 410-266-8677. Hours available for realtor tours are 10:00am to 4:00pm weekdays.  An HHCA staff member will accompany the agent and potential buyers.

Please alert HH buyers:  New resident registrations are now completed by appointment only.  AFTER SETTLEMENT, new residents should contact the HHCA office for instructions to be sent by email.  The appointments only take 10-15 minutes.
